Introduction to An Insider’s Guide to Metal Roofing

Some metal roofs in New England have been around well over 100 years. That is what we call in the roofing industry a permanent roof! The reason why temporary roofs, such as asphalt are so prevalent is that they have become a cheaper alternative in the short term to putting on a permanent roof. However, the real big secret is that temporary roofs are touted by and large by the roofing industry to ensure a recurring income for manufacturers and installers in future repairs and replacement. Homeowners actually end up paying much more in the long run to have temporary roofs removed and replaced multiple times. Temporary roofs also add nothing in terms of an asset to your home with respect to energy savings or in resale value unlike some permanent metal roofs.
As an owner of a roof cleaning company, I see asphalt roofs in all types of conditions. However one thing never changes, sooner rather than later temporary asphalt roofs need to be replaced. Roof cleaning helps maintain the roofs permeability required for temporary roofs to do their job, but cleanings will not reverse the chipping, curling, and fading that inevitably occur due to time and the elements. Cleaning a worn out roof certainly won’t help prolong the life of the roof assembly when shingles have degraded to this point. This is when roof replacement needs to be seriously considered, before further damage occurs to the underlying structural sheathing costing the homeowner even more in repairs.
Temporary Again, or One and Done Permanent?
Today, there are more roofing choices than ever before, but what type of roof makes the most sense appearance wise, and dollar for dollar? Another temporary roof? Or a permanent roof, such as a slate, tile, or metal roof?
You could start over with another temporary roof and be replacing it again in 15 to 20 years. Yes, temporary roofs will last longer if maintained with a periodic cleaning, by keeping the shingle intact, permeable, and free from vegetative growth, thus allowing the shingles to properly shed water and dry out. But eventually repetitive heat and cold will win out on temporary roofs [e.g. asphalt, rubber, cedar]. When it is time for a temporary roof to go, you may wish to move to a more permanent solution, an energy efficient lifetime metal roof. Some metal roofs come with true 50 year non prorated warranties. Today, you can expect metal roofs to far surpass the 50 year warranties available if properly installed. Proper installation of metal roofs is as important, if not more so than the type of metal used [e.g. zinc, copper, steel, galvalume, aluminum]. However, not all metals are created equal either when it comes to residential metal roofs.
As a cost evaluation keep in mind that building labor and material costs double roughly every 10 years. What it initially costs to have a lifetime metal roof put on once is going to be much less than putting a temporary roof on as many as 3 to 4 times over 50 year period. You also gain energy efficiency [i.e. dissipation of heat] with some metal roofs, which means you keep your home cooler in the hotter months saving you money in energy costs. Because of this, the government is currently providing tax credits for installation of new energy star rated metal roofs. In addition, the inconvenience factor of having a metal roof must be included too, as very little maintenance is required with metal roofs [e.g. no ice dams, removal of vegetative growth, loose shingles to contend with, etc].
