A recent trend we are seeing in the insurance industry is to begin notifying home owners of potential policy cancellations due to dirty roofs.
As moss, lichens, and black algae build on a temporary roof, such as asphalt shingles, water that normally should be shed is held against the shingle. Capillary action between the shingles will transport water where it should not go, to the underlayment. Water damage can begin to occur underneath the shingle and begin to degrade the wood sheathing to which the shingles are fastened. As the sheathing loses its rigidity it becomes warped and nails begin to become loose, causing shingles to become loose. This can cause expensive problems later for the home owner, and insurance companies are not willing to foot the bill for neglected home owner maintenance.
Temporary roof products require permeance. Simply put, that means the shingle needs to shed water, dry out, and not remain wet constantly. Plant life on the roof holds water next to the shingle, and will begin to loosen the aggregate [i.e. stone granulates that make up the color of the shingle]. If the plant life is not removed the roof will fail earlier than expected.
Remove the plant life early, and avoid the expensive problems of early roof replacement!
